Foxhall Road was purchased in the early part of 2023. A “3” bedroom semi-detached property that was in need of some serious TLC.

This project was a little different to the normal projects we intend to work on.

As we were new in the area in terms of property development, we wanted to create an asset that we could hold onto long term and use to borrow against, whilst creating relationships with trades, building connections with the council and getting our power team in place for the future.

This property would be converted into a simple BTL, however we would be converting it into a 4 Bedroom 2 bathroom property with an open plan feeling to it.

Expected completion date is March 2024.

How it started

Quickly turned into a construction site!

It didn’t take long for us to make the house look much worse than when we got the keys!

So much space!

Taking the walls out downstairs has really made a huge impact to the feeling of space!

The upstairs first room has been shrunk slightly to create a wider landing for the new stairs to work around.

Once the main knocking about was all said and done, we could make a start on getting the property ready for first fix!

The extension absolutely shot up and was water tight in a great time! This enabled us to move forward with a great deal of other parts throughout the refurbishment!

A goalpost steel system was put in place to create an amazing open plan feel to the property. This took a little longer than we would have liked due to delays on our structural engineers side of things, however this was a learning curve for us.

A new patio door was put in place at the rear of the property to create an easy access to the rear garden from the property. All new windows were put in place in a nice anthracite grey to match the neighbouring property, giving a really high end feel to the property. The front door would come at a later date, leaving the install till last minute to prevent any damages to the door from trades.

Once the steels were fully in we could get cracking on with the First fix or the property! Electrics, plumbing, heating and boarding out for plastering! (and the new stairs)

2nd Fix was well and truly underway!

The bathrooms soon went together and really transformed these areas of the property.

Skirting boards started to fly up. Doors started going in and flooring and kitchen deliveries arrived.

The house very quickly went back into chaos and all hands on deck!

The decorators even managed to get in early and start doing some mist coats throughout the property, which really gave us a good sense of how big the property truly was!

The garden started to make some mighty headway also. Fence posts in, fencing up and what a transformation! This really gave us some idea of how large this garden truly was.

Sometimes towards the end of a renovation everything seems to go past so quick! So quick in fact that we forget to update the website with all the intricate little bits and pieces!
