New year and a chance to hit the ground running.

We had a busy month, almost so busy we can’t truly remember what we got up to!

The tenant for our Capel St Mary property has now fully moved in. There was some delays on their end with moving over all of their items, however they are now fully in and are satisfied with the property.

Moving over to our Foxhall Road project, there has been progress here. We are moving forward with a large amount of the works despite the weather trying to stop us.

The extension is now water tight and the roof has been completed. There were some disagreements between ourselves and the roofing company due to lack of willingness to work and the quality of work. However this has been a lesson and we will likely not be using this company moving forward.

The internals of the house are starting to look more like what it will be like at the end of the development. As you can see from the pictures below, we have managed to have the steels installed finally! We unfortunately experienced some serious delays with our structural engineer (almost 2 months!!), and when they did finally get back to us they wanted a further 2 posts along with 2 more 60 x 60 concrete pads at a depth of 1.5m. This obviously caused us a headache, however it had to be done.

We have continued to carry out viewings throughout January, unfortunately there has been nothing that fits our current criteria. However that being said we are in talks with a few properties, some that hold some real interest and investment potential.

All our focus now lies with Foxhall Road, and getting the property completed and rented out before our next tax year!
