All hands on deck!
What a month! If you ignore the weather we had, it was a brilliant month.
Foxhall Road
Foxhall Road is fully underway and really starting to transform. Staircase was measured, designed and ordered. The company we worked with on this were amazing. The process from design to delivery was smooth and flawless. We plan on getting this in next month once some other items are completed first.
Studwork was completed upstairs and the boarding out process began! We calculated that in total we were going to have over 160 plaster boards go into this property. It sounds a lot but in person in really was a lot! Especially when you have to move it up a floor without a hoist!
Something about this stage in a refurbishment makes the house really start to come together. once you can’t see the brickwork anymore, it really feels like its coming together.
Prior to the boarding happening, plumbing, heating and electrical first fix happened. We ensured that all trades had print outs of the plans and that everyone was on the same page to avoid any miscommunication.
The pictures speak for themselves, you can really see the difference between pre and post boarding upstairs! It almost feels like a house again!

The Tardis garden!
The construction and landscaping team started work on clearing the garden. This was so much bigger and harder than any of us had anticipated. The elderly lady who previously owned the proeprty treated it as a bit of a dumping ground over the years, and ths showed! We have nearly done over £3000 in waste clearance from the property in total.
Despite walking up and down the garden when it was all overgrown, you can never really gauge how big the area is going to be, but from the pictures below boy can you see its size! We are a bit unsure how to utilise such a large space for a BTL. We are open to suggestions!
Maybe there is a potential planning gain to happen? We have submitted pre application for 5 bungalows at the back of our property and the 3 neighbouring properties. Although this is unlikely to be given the green light, it is well worth enquiring about.
Networking
We spent a good amount of time this month networking with like minded individuals. Multiple people visited Foxhall Road and we discussed the options that there might be and the highs and lows of the development at its current state.
Vault Management is now part of the Property Circle. This is a Property group founded by Ste Hamilton, a very incredible individual who has created wealth through property in a extremely short space of time, though hard work and dedication. We journeyed out to Birmingham to see him talk at an event and it was incredibly valuable and worth the day out.
The following month will see plastering starting and some more external work to the property.
