We are so close to being complete at Foxhall Road! But as with anything its not been a smooth journey.

June brought us closer to completion at Foxhall Road. We managed to get a heap of items ticked off and some trades are even now completely finished.

The kitchen was fully finished, and I must say that the end result is brilliant! There were some issues with the original design, however the carpenter managed to find a work around and this meant that the original design could be achieved, with a slightly increased worktop.

Unfortunately this has meant that the electrician is going to have to move some sockets, because we are under 300mm from the hob with a socket which doesn’t comply with building regulations.

Carpet fitters attended the property and carried out some prep work as they had some spare time, this just involved laying some grippers and having a measure up ahead of ordering the materials. We decided to change the bathrooms to vinyl instead of tiles, this is just to future proof the property. In the event of a leak or needing to gain access to the floorboards, it is much easier to replace vinyl than it is removing tiles!

The builder is slowly finishing off the list of snags that are left. The driveway was completed which feels amazing! Finally we are no longer blocking the main road with multiple cars and vans! It also means that the house is looking much more complete from the road side.

Ahead of the landscape gardeners attending we decided to fit a sleeper boundary between the garden and the patio. This was done for a few reasons, but mainly to allow the gardeners to have a level that they can work to, whilst also creating a separate space in the patio, making it feel like a completely separate area. - The gardeners also weed killed the garden off for the 3rd time, however this time we used a much stronger chemical which should prevent them returning. This was needed as they mentioned if we just rotavated the weeds they would simply grow through straight after the seed or turf was laid.

The final trade to mention is the decorators! I have no bad word to say about them, or more specifically the chap who has carried out the vast majority of works there by himself. They have been doing full days 7am till 4pm and working throughout that entire time. It is so refreshing to see some trades working a full day and really taking pride in the work that they do!

Future opportunities!

We made our way back towards Lincoln this month to have some meetings regarding potential business opportunities up there.

The talks were lengthy but provided some real insight into the area and the projects that it holds. We will be looking to start a new business up there focused mainly on HMO’s and BTL’s, however there will still be houses to flip should that be what investors are interested in. Looking forward!

With the Foxhall Road project coming to an end we have our eyes set on the future of the business. There is obviously a lot of speculation regarding the property industry and the impacts the upcoming election will have on it.

Due to the timing of us finishing Foxhall Road, we expect to be nearly complete around the time of the election results. Once we see the policy changes and anything that might ruffle some feathers in the industry we will then know how to act accordingly.

This doesn’t mean however we are stopping investing! We will still be actively looking for flips / BTL’s and Planning gain properties in Suffolk, however we are very cautious of what the market might do and will factor this into any offers we have moving forward!
