May saw probably the biggest month at Foxhall Road in terms of a visual change.
I will try to remember the order of works, however it all just blended into one really!
We started off by fitting and hanging all of the internal doors in the property, this makes such a difference to the feel of the property. We are really happy with the style and value of the doors which we ordered from Wickes this time round. All the ironmongery was ordered and supplied by iron mongery direct, we have always used this company for our door furniture. The delivery time and the value for money is extremely hard to beat!
Once we had all the doors on the skirting boards and architraves were fitted along with making sure all the windowsills were fitted. The transformation was amazing and it almost felt like we were basically done at this point!
The entire downstairs was over boarded on the floor to allow for smoothing the floor out in preparation for the LVT flooring. Due to the age of the floorboards downstairs, we needed to do something to take out a lot of the bumps and dips.
Kitchen and flooring delivery was taken in. I believe by the end of the month the kitchen had started to be fitted and the flooring was down in both rooms. Unfortunately we had to order additional flooring as the measurements came up slightly short.
To our amazement the decorators managed to get in early and mist coat the entire upstairs, and actually finish the ceilings off. This really helps in terms of time management and also allows for the property to feel further along than it actually is.
52m of fencing was ordered and the post holes dug and fitted. Once the featheredge was put up it truly showed the size and scope of the garden. I am really excited to see how this garden turns out and the costs associated with making it great again.
The guttering was finally fitted and majority of the pointing re-done. This took much longer than it should have done, and has caused problems along the way, however I am happy that it has now been done so we can move forward.
Meetings
Thanks to the property now being further along, I have been able to have rental valuations done on the property, and it appears that we may be exceeding the estimate that we previously had in mind.
We have also managed to meet with a SA company who wish to take the property on. Although this is not the initial angle we have looked into, it certainly sounds interesting with the perks of long term contracts and lack of tenant rights due to it being business to business.
We have arranged to have a few more meetings where offers will be given, and at this point we will know who the property is likely to go towards!
A very very exciting month all round. Lots of skills learnt and unfortunately lots of money spent. If all goes to plan the property should be signed over to someone for the start of July!
